Rules & Guidelines

We want our guests to have relaxing and safe holidays at Mezzo Mezzo Estate. For this reason, we have established a brief list of rules and guidelines that all guests must adhere to. By confirming a reservation at Mezzo Mezzo Estate, you accept the following rules and guidelines:

⦁ Number of guests

All reservations and financial agreements are made for a specific number of guests. This number must be specified and confirmed by the guest during the booking process. No more than [8] people will be allowed unless otherwise agreed upon in advance.

⦁ Arrival

We need to know your arrival details for the desired check-in time at least 24 hours prior to your arrival date at Mezzo Mezzo Estate. Additionally, you are required to inform us if your flight/ship is delayed or cancelled for any reason, so that we can notify the villa staff [and the car rental company, if applicable] about the delay.

⦁ Escort to your villa

If not otherwise agreed, the property manager will meet you at Mezzo Mezzo Estate to escort you to the villa. Airport or port transfers and car rentals can be arranged at an additional cost. Furthermore, you will be provided with the property manager’s contact numbers for assistance or advice.

⦁ Identification

Upon check-in, at least one of the guests must submit his/her passport or identity card and pay off the remaining balance (if any). The passport and/or identity card will be photocopied and returned to the owner.

⦁ Check-in & Check-out

Your stay at the villa begins at 16:00 on the check-in date and ends at 10:00 on the check-out date. While you are allowed to arrive after 16:00 on the day of your arrival, it is important to be punctual for the scheduled appointment with the villa manager for the convenience of both parties. However, on your departure day, you are expected to vacate the villa no later than 10:00, unless otherwise agreed. [Late check-out is possible, depending on availability, and additional charges may apply]. Additionally, if guests fail to check-in on time, a fixed amount will be charged].

Please note that 30 minutes before departure [09:30], you are expected to be available for the villa inspection for damages and losses.

⦁ Residential Use

Guests must comply with the laws governing Greece during your stay at the villa. Most importantly, it is not allowed to bring illegal, flammable, explosive, or poisonous substances and objects to the villa. Nor are guests allowed to violate the law in other ways: the purpose of renting the villa is for residential use only, and it should not be used for aggressive and illegal purposes. Therefore, guests are not allowed to sublet any part of the villa to visitors who are not included in the maximum number of guests agreed upon for the villa rental.

⦁ Smoking

Smoking is not allowed in the villa. However, guests who wish to smoke are free to do so on the balcony/terrace/garden. Please be careful not to leave cigarette butts in the villa or any outdoor area in order to comply with fire safety rules. In case there is evidence of smoking inside the villa, such as a bad smell and/or damages, guests will be charged for the repair of damaged items to their original condition and/or special cleaning of materials such as curtains, pillows, etc.

Most importantly, guests must respect the fact that Mezzo Mezzo Estate is a non-smoking villa, and there are visitors who have specifically chosen it for this reason. Therefore, guests who check-in at the villa with a smell of smoke may be asked to cancel their reservation, which entails significant losses for Mezzo Mezzo Estate.

⦁ Personal Belongings – Safety

Guests are responsible for the safety of the villa during their stay. You must keep all windows and doors securely locked at all times when you are not on the premises. The owners of the villa and their representatives are not responsible for any loss of personal belongings or valuables.

⦁ Damage/Loss/Injuries

Upon arrival, guests will be informed about the available devices and services within the villa and are obliged to use them according to the instructions of the owner/representative of the villa. Any damage or disappearance of items and devices provided in the villa should be immediately reported to the owner/representative, and guests will be required to pay for the value of missing or damaged goods. Additionally, guests are expected to use the provided services in such a way as to avoid injuries to any of the visitors.

The property and the owners are not liable for any accidents, injuries, or illnesses that may occur while you are on the premises. By accepting this reservation, it is agreed that all guests assume the risk of any injuries that may arise from the use of the spaces.

⦁ Child Supervision

Children must be supervised by a responsible adult at all times on the premises.

⦁ Pool

Use the pool at your own risk. Keep children under constant supervision. Take a shower before using the pool. For your convenience, there is an outdoor shower. Do not enter the house wet or use indoor furniture.

⦁ Vandalism

Any damage caused within the property, including grass, pathways, furniture, and equipment, will be assessed by the manager, and the expenses for any repairs or replacement of items will be covered by the responsible individual.

⦁ Candles & Fire

Lighting fires is not allowed in any of the villa’s facilities. Lighting candles indoors is also not allowed due to potential damages, nor outdoors as the area surrounding the villa may be dry during the summer and easily flammable.

⦁ House Keys

We will charge guests for the cost or replacement of any lost or mishandled sets of keys.

⦁ Complaints & Maintenance

The owner of the villa will ensure that all electrical appliances, Wi-Fi, water supply, electricity, pool filtration system, air conditioning, cable television, etc. are in good working condition. In case of maintenance issues, the owner should be informed immediately by the guests so that the problem can be resolved promptly. However, refunds or price adjustments cannot be made in such cases.

⦁ Entry to the Property

Staff and maids retain the right to enter the property to perform their duties such as cleaning service and necessary repairs. We will make every effort to schedule such visits at a convenient time to respect your privacy and not disrupt your stay.

⦁ Special Circumstances

In special circumstances, the owner of the villa retains the right to enter the villa even if the guests are absent, for example, when it is necessary to prevent foreseeable or unavoidable risks (such as flooding, fire). Subsequently, the guests will be notified of the details of the incident.

⦁ Guest Absence

In the event that guests wish to be absent from the villa for more than 24 consecutive hours, the owner/representative of Mezzo Mezzo Estate should be informed for security reasons in case of unforeseen events and special circumstances.

⦁ Cleaning

Mezzo Mezzo Estate is thoroughly cleaned and sanitised before your arrival and once during your stay. Towels and bed linen are changed every three [4] days.

⦁ Quiet Hours

Quiet hours in Greece during the summer are from 15:00 to 17:30 and from 23:00 to 07:00. Despite the villa being located in a remote area with no neighbours, excessive noise could still cause complaints. As a general rule, guests should not disturb or endanger the neighbours at any time of the day or night.

It should be noted that in October, quiet hours are from 15:00 to 17:30 and from 22:00 to 07:30.

Children Policy

⦁ Free baby cots are provided for children up to 2 years old.

⦁ Children under 2 years old stay free of charge when using existing beds.

⦁ Children older than 2 years old are considered adults and are charged the regular rate.

⦁ If your child/children are up to 2 years old, please enter “0” in the “Children” field.

⦁ Persons with Special Needs

The interior of Mezzo Mezzo Estate has stairs, so if you have a disability or cannot climb many stairs, it is not recommended to make a reservation for your vacation with us.

⦁ Pets

Pets are not allowed at Mezzo Mezzo Estate under any circumstances. Exceptions will be made only in special cases such as individuals with special needs. If your pet’s accommodation is accepted, additional charges will apply, and all damages caused by the pet will also be charged to ensure repairs or replacement of the damaged items.

Please ensure that our guests comply with our rules and guidelines and also maintain environmentally friendly behaviour. Before leaving the villa, make sure you have turned off all electrical appliances, lights, and air conditioning.
